How to present loan options to clients so the deal moves

The full playbook for presenting loan options: what to show, what order to say it in, and how to hand the client something they can act on the same day.

Short answer: present options, never a single quote. Show two or three scenarios side by side, lead with the monthly payment, name the tradeoff of each in one sentence, and close by asking how long they plan to keep the home. Then hand them a link they can open on their phone. Here is the whole playbook.

Why does a single quote lose deals?

A quote is a number. An option set is a decision.

Hand a client one rate and they have nothing to weigh it against, so they go collect two more quotes from two more advisors. The comparison you should have controlled now happens in someone else’s file. Presenting options keeps the entire decision inside your presentation.

What should the option set look like?

Three scenarios, built around the same property and the same client:

  • The least cash to close.
  • The lowest monthly payment.
  • The balanced middle.

What order do you present the numbers in?

Payment first. Cash to close second. Rate last.

The payment is the number the client lives with every month, so it earns the lead. The rate goes last on purpose: it is the number they were trained to fixate on, and it means the least in isolation. By the time you reach it, the client has already compared the options on the numbers that matter.

How do you talk through the tradeoffs?

One sentence per option, spoken while you point at it:

No jargon, no lecture. The client is not studying a spreadsheet. They are listening to an advisor who clearly did the work.

What is the closing question?

“About how long do you plan to keep this house?”

Their answer picks the winner. Point at the option that costs the least over that horizon and say so. The client decides, on your numbers, on your call. A decision they made sticks. A decision you pushed gets re-shopped.

What do you hand them afterward?

Something alive, not an attachment.
